Why should I choose hotel management over long-term rental?
Hotel management can bring you up to 50% more income than traditional renting. Plus, you have the flexibility to use the property when you want and benefit from constant maintenance.
What are the initial costs to start the collaboration?
Depending on the package chosen, initial costs may include services such as professional photography or permitting advice. Exact details will be determined following the property appraisal.
What happens if technical problems arise in the property?
We have a dedicated maintenance team that intervenes promptly to resolve any issue, minimizing guest discomfort and protecting your investment. If the intervention requires the presence of a specialist, we will contact them, and the cost is covered by the revenues generated.
Can I use the property for personal use during certain periods?
Absolutely! You have the flexibility to block out the dates you want to use the property. We will manage the calendar to avoid overlapping bookings.
Can I terminate the contract early? If so, what are the conditions?
The contract can be terminated at any time. The principle we believe in is that as long as both parties are satisfied, we can collaborate in the long term. When one of the parties is no longer satisfied, there is no need to force the continuation of the collaboration.
Who takes care of legal registration and compliance with local regulations?
The registration procedure of the apartment with the Ministry of Tourism and the payment of income tax are the obligation of the owner. We can provide you with all the necessary support to manage the bureaucratic part, so that all legal norms are respected.
Are there additional costs (cleaning, maintenance, administrative fees)?
In addition to the accommodation fee, each booking is subject to a fixed cost per booking (not per day), paid directly by the booking client, for cleaning, linen washing and minor maintenance work. This cost strictly covers the aforementioned expenses, without making a profit from them.
How and when are payments made to the owner?
At the beginning of each month, no later than the 10th, a detailed financial report is sent to the owner, with the financial aspects for the month ended, and the income generated is transferred to the bank account.
What are the terms of the contract?
The principle of collaboration is that we take care of the hotel management for the owner, and all receipts from customers represent the owner's income. At the same time, all expenses generated will be paid from the income generated. One of these expenses is the hotel management service, a service that we provide for a percentage of the income, depending on the package chosen. Thus, the difference in income goes to the owner, an amount from which, as well as higher expenses, utilities and income tax (90 lei/month) are also paid.
How must the apartment be prepared to be functional?
Based on the experience gained, we have created a list of the necessary amenities for the apartment to be ready for hotel rental, a list that we will send you after the first discussion. The principle is that the apartment should have all the necessary amenities so that a client does not have to bring anything but the bare necessities in their luggage. The list includes amenities such as cutlery, plates, iron, etc.
Who is responsible for damages caused by tenants? Is the apartment insured?
The tenant who causes the damage is responsible. In the first phase, attempts are made to recover the value of the damage directly from him. If this fails, the insurer is called upon. We do not implicitly act as an insurer. For owners who want additional security, we recommend additional insurance worth approximately 99 euros/year, which covers damage to the property up to a maximum of 10,000 euros.
Is there a seasonal pricing strategy?
Prices are set automatically, dynamically (similar to Uber systems, plane tickets, etc.), every day, depending on several parameters, such as: the season, the occupancy rate on that day in the area, the apartment's occupancy rate in the future, events that attract tourists to the area, the prices charged by other similar apartments on Airbnb, the day of the week (Saturday is the best day, and Sunday the worst), etc.
What measures is the company taking to maximize occupancy?
We focus on maximizing monthly income, which depends on the price at which the apartment is rented and the occupancy rate. A 100% occupancy rate does not always guarantee maximum income, it can often indicate a too low price at which reservations are made.
